Haverford School District Real Estate Market

The Haverford School District real estate market changes from month to month. I track new listings, pending sales, closed sales, prices, days on market and inventory so buyers and sellers can understand what is happening now rather than relying on outdated assumptions about the market.

What the Numbers Mean for Buyers and Sellers

Haverford’s September 2026 shift was greater selection: available inventory rose about 49% from August while pending activity was unchanged. The median sold price fell about 13% to $485,000, but with 23 closings, the mix of homes sold can influence the monthly median; this does not establish a comparable drop in every home’s value. Buyers can use the expanded selection to compare condition and recent nearby sales. Sellers face more competing listings and should price carefully against similar homes, then respond promptly to showing feedback.

Living in the Haverford School District

Haverford Township is not one single neighborhood. It includes Havertown and areas with Ardmore, Bryn Mawr, Haverford and Wynnewood mailing addresses. Within Havertown, neighborhoods such as Brookline, Oakmont, Llanerch, Manoa and Penfield each offer a different combination of architecture, transportation, shopping, dining and community life.

This is where I share the Haverford Township I know: its neighborhoods, local businesses, restaurants, parks, traditions and community stories, along with the market information buyers and sellers need to make clear decisions.

Whether you are thinking about selling a home in Havertown or looking for the right home in the Haverford School District, local knowledge matters. I help buyers and sellers understand the market, compare neighborhoods and make clear decisions based on pricing, condition, competition and location.

For Haverford Township Sellers

A home should not just be listed. It should be launched. I focus on Preparation, Pricing and Promotion to position a property as the Best Buy on the Block, then watch buyer activity and market response carefully so we can adjust when the evidence tells us to.

For Haverford Township Buyers

Buying in Havertown and the Haverford School District often means comparing more than houses. Neighborhood, transportation, taxes, property condition, location and resale potential can all matter. I help buyers evaluate those pieces together so they can move forward with a clear understanding of what they are buying and why it fits.

Whether you are looking for a walkable neighborhood near shops and restaurants, a traditional Havertown street or a home with more privacy and space, Haverford Township offers distinct lifestyles within one school district. Brookline, Oakmont, Llanerch, Manoa, Penfield and the township’s Main Line communities each have their own character.

Local Favorites & Everyday Life in Haverford Township

One of my favorite ways to understand a community is through the places people return to again and again. My Havertown food tours and community videos highlight locally owned restaurants, longtime businesses and neighborhood favorites throughout Haverford Township.

During our Havertown cheesesteak tour, we visited Sophie’s BBQ, Centrella’s, Boccella’s and Bravo Pizza, with Bravo Pizza taking our top spot. These tours are fun, but they also introduce buyers to the local businesses and commercial areas that help give Haverford Township its identity.

My Havertown food tours are about more than choosing a favorite cheesesteak or burger. They are a way to spotlight the local businesses, neighborhoods and people that give Havertown its personality. These everyday places are part of what makes the community feel familiar, connected and distinctly local.

Parks, Recreation and Community Life in Haverford Township

Haverford Township offers a wide range of parks, playgrounds, trails and recreation areas that are part of everyday community life. From neighborhood parks tucked between residential streets to larger spaces for walking, sports and community events, these are places where residents gather, exercise, play and spend time outdoors.

Getting Around Haverford Township and the Main Line

Transportation has shaped Haverford Township and the Main Line for generations. The Norristown High Speed Line, still known to many longtime residents as the P&W, travels through Haverford Township to 69th Street in Upper Darby, where riders can connect into Philadelphia. SEPTA bus routes and major roads also provide access to surrounding communities and employment centers throughout the region.

For buyers, proximity to public transportation, walkable shopping or a major commuting route can be an important part of choosing not just a house, but the right Haverford Township neighborhood.
